My son is in a multiple occupancy house in manchester they all moved in at the start of july the letting agent advised them that the property was getting a new kitchen fitted and that work would start on the 1st of july and take approx 10 days they got this written into the tenancy agreement work did not start until the 5th of july and it has ben going on since so they have no kitchen in the property what so ever not even a washing machine to wash there clothes there are 7 of them sharing a microwave also the fire alarm has not worked since they moved in dispite numerous calls to the letting agent they dont seem too be getting anywhere what are there rights please

it should all be outlined in the tenancy agreement mate, if the work is not carried out as stated they may have the right to compensation. May be a bitch getting it backthough

best thing to do is go to the citizens advice or try speaking to the landlord directly

The letting agent wont give them the landlords details i went too the house when they moved in and i would not have taken the property the previous tenants had just moved out that morning it was a shithole so god knows what it looks like now they have asked me too act on there behalf so was just wanting to know what rights they have the fire alarm is a big worry too me

Keep writing DATED letters.... and keep copies!!  Im sure that the tenant shouldnt be in the flat if the kitchen isnt upto scratch.

Dont bother with telephoning.... it wont help in court.... oh and threaten a lawyer if you dont get proper answers or action in a month. 

Fire alarm is a legality.... go to OFFICE OF FAIR TRADING or CONSUMER AFFAIRS.....

Or write a letter stating the fire alarm doesn't work (dated) then wait a month, If it isn't fixed then burn the house down. And show a copy of the letter to the insurance place so the owner doesn't get FUCK all back from insurance yawn

If this is clearly in writing, as you say it is, then call a solicitor to send him a letter, or threaten to do so, over breach of contract.

Keep receipts from all the food you have had to buy in specifically because you do not have a functioning kitchen - IE take aways, pub meals, pizza's etc.

Also keep all receipts from the local laundrette due to the fact you do not have a working washing machine.

Once the kitchen is working again, photocopy all these, and go to the estate agents and say they have two choices:

1. Reduce your next months rent for the total of the receipts

or

2. You'll be taking the landlord to small claims court to claim back your expenses, and for compensation for the rent paid for the period you were not living in satisfactory conditions.
