My son is in a multiple occupancy house in manchester they all moved in at the start of july the letting agent advised them that the property was getting a new kitchen fitted and that work would start on the 1st of july and take approx 10 days they got this written into the tenancy agreement work did not start until the 5th of july and it has ben going on since so they have no kitchen in the property what so ever not even a washing machine to wash there clothes there are 7 of them sharing a microwave also the fire alarm has not worked since they moved in dispite numerous calls to the letting agent they dont seem too be getting anywhere what are there rights please
Keep receipts from all the food you have had to buy in specifically because you do not have a functioning kitchen - IE take aways, pub meals, pizza's etc.
Also keep all receipts from the local laundrette due to the fact you do not have a working washing machine.
Once the kitchen is working again, photocopy all these, and go to the estate agents and say they have two choices:
1. Reduce your next months rent for the total of the receipts
or
2. You'll be taking the landlord to small claims court to claim back your expenses, and for compensation for the rent paid for the period you were not living in satisfactory conditions.
